This notice explains what personal information Keyvo collects, why it is used, who it is shared with and the choices available to you.

1. Who we are

Keyvo is operated by Gareth Morris trading as Keyvo. For UK data-protection law, Gareth Morris is the controller of the personal information described in this notice.

2. What this notice covers

This notice applies when you visit Keyvo's website, use the House Purchase Progress Checker, request a Purchase Snapshot, activate reminders, join the product-update list, submit feedback, register interest in conveyancer options or contact Keyvo.

Depending on the features you use, this may include:

Contact and preference information

This may include your name, email address, buying stage, the type of help you are interested in, reminder preferences, product-marketing consent and unsubscribe status.

Purchase Snapshot and reminder information

If you request a Snapshot or activate reminders, we keep the email address used, the associated timeline, the date of the request and whether the message was sent, delivered or failed. Keyvo does not use invisible open-tracking pixels in service emails. Where a user actively follows a Keyvo link, Keyvo may record that action to operate the saved timeline and measure whether the feature is useful.

Conveyancer-interest information

If you register interest in conveyancer options, we collect your email address, optional property postcode, consent record and the status of the enquiry. Keyvo will not pass your details to a conveyancer without first making the proposed introduction clear and obtaining any consent required at that point.

Technical and usage information

This may include a timeline session identifier, secure reminder token, page address, referral source, referrer, browser or device user-agent, event timestamps and security information processed by Keyvo's hosting and anti-abuse providers. Internet Protocol addresses may be processed temporarily for security, abuse prevention and Cloudflare Turnstile verification.

Information stored in your browser

Keyvo uses browser storage to remember checker entries, a saved timeline identifier and your privacy choice. With your permission, Keyvo may also store attribution information such as how you arrived at the website. More detail is provided in section 10.

5. Our legitimate interests

Where Keyvo relies on legitimate interests, those interests are to operate and secure the service, understand whether features are useful, improve estimates and guidance, respond to users and maintain appropriate records. Keyvo considers the nature of the information, the user's reasonable expectations and the impact on the user before relying on this basis.

Your right to object: you may object at any time to processing based on legitimate interests. You also have an absolute right to object to direct marketing. Contact hello@keyvo.co.uk.

6. Who we share information with

Keyvo does not sell personal information.

Service providers may use approved subprocessors, but they may only process Keyvo data under their contractual obligations and applicable data-protection law.

7. International transfers

Cloudflare and Resend are international service providers and some processing may take place outside the United Kingdom. Where personal information is transferred to a country that is not covered by UK adequacy regulations, Keyvo relies on appropriate safeguards such as the UK Addendum to the standard contractual clauses, recognised data-transfer frameworks or another lawful transfer mechanism.

8. How long we keep information

Keyvo may keep information for longer where this is required by law, needed to resolve a dispute or necessary to establish, exercise or defend legal claims.

9. Automated estimates and profiling

The House Purchase Progress Checker uses rules, milestone dates and timing assumptions to produce estimates and practical guidance. These results may be inaccurate and should not be treated as legal, financial, mortgage, surveying or conveyancing advice.

Keyvo does not currently use automated processing to make decisions that produce legal or similarly significant effects about you.

10. Cookies and browser storage

The same privacy rules can apply to cookies and other technologies that store information on, or read information from, a device. Keyvo currently uses browser local storage as follows:

Cloudflare Turnstile may also use essential storage or process device and network information to distinguish genuine users from automated abuse.

You can change your choice through the Cookie preferences control in the website footer. You can also clear stored information using your browser settings. Rejecting non-essential storage will not prevent you from using the core checker.

11. Marketing and service messages

A Purchase Snapshot, requested reminder, security message or response to an enquiry is a service message. Keyvo will not use a request for one of those services as permission to send unrelated product marketing.

Product updates and buying tips are sent only where you have made a separate marketing choice. Every marketing email will include a way to unsubscribe. Withdrawing marketing consent does not stop a service message you have separately requested, such as an active purchase reminder.

13. Complaints

Please contact Keyvo first so the issue can be investigated. You also have the right to complain to the Information Commissioner's Office, the UK data-protection regulator:

14. Security

Keyvo uses measures intended to protect personal information, including encrypted connections, access controls, secure tokens and reputable infrastructure providers. No online service can guarantee absolute security.

15. Information about other people

Please avoid entering unnecessary information about another person. If you provide another person's information, you should have a lawful reason to do so and should make them aware of this notice where appropriate.

16. Changes to this notice

Keyvo will update this notice when its services or data uses change. Material new uses will be brought to users' attention before they begin. The latest version will always be published on this page with its effective date.

Land Registry matching is not currently live. Keyvo does not currently use a property address to look up or infer completion from HM Land Registry Price Paid Data. This notice will be updated before that feature is introduced.
